Property Management

Property management has the potential to be a lucrative passive-income opportunity. With that comes a variety of questions from pricing to screening tenants and more. Booker Realty aims to take the hassle and confusion out of property management so you are able to grow your income and portfolio.

Maintenance

Our approach: you set the price point for maintenance issues, we coordinate with our preferred vendors, pay the invoices, and send you a monthly report.

We also work with investors that prefer to handle maintenance issues. We are happy to work with you in the capacity you choose.

Pricing

Our fees are straightforward: 10% of collected income. If your property is not rented, you do not pay Booker Realty a fee.

Our 10% fee covers listing, tenant screening and acquisition, maintenance coordination, pre- and -post lease fixes suggestions, and online rent management.

Leasing

A pre-lease walk-thru includes creating a list of potential fixes and taking photos for listings.

Booker Realty has a general lease that is sent to all tenants and stored in their file. An investor is able to use their own lease, if available.

Lease term is usually set at 1 year. Owner approval can allow a lease term to be shorter or longer.

Tenants

All tenants must fill out an application and complete a background check to ensure the best possible fit.

Tenants are provided 60 and 30 day notice of lease expiration. We coordinate turnover of your units with you.

We provide a post-lease walk-thru of needed repairs and potential updates. Booker Realty can coordinate any needed fixes.

Management

We use an online rental management system called Appfolio that allows for streamlining of the rental process for us, tenants, and investors. We are able to sign leases, collect monies, communicate w/ all parties, and send monthly reports to you directly and provide access to the online portal.

Year-end tax statements and free 1099 e-filing are completed by Booker Realty. We compile your investment property’s income and expenses each year and provide a statement to you or your accountant for tax purposes. We also process/file the 1099-misc for that gross rental income.

Marketing

We provide a free CMA to you, which helps us provide a proposed monthly rent. We will also tailor a potential update list for your units that could bring the rents up higher.

We then take on the task of acquiring pictures, setting up online listings, putting out rental signs, and fielding calls to rent your unit(s) to qualified tenants as quickly as possible.
