Rental property details
We put all of our effort into making sure your investment rental property gives you the best possible return it can. We appreciate that your time is valuable so we work diligently to take one more thing off your plate. Our property management clients receive monthly statements showing rental income, work orders, fees, and lease terms. The accounting is broken down for each property to make things easy to follow, and easy to maintain. We utilize QuickBooks here at Booker Realty, so if you need your “accountant’s copy” sent to you or your accountant for tax purposes, we can arrange that.
Doing the upkeep at your rentals homes can be a time consuming and difficult task. Booker Realty has long standing relationships with local vendors who can help with every aspect of your home’s maintenance. If there is a problem that you need addressed we can have it taken care of quickly and at a cost that doesn’t break the bank.
A) Parking: Resident shall not park any vehicle in the grass. Vehicles shall be parked in designated parking areas only. Vehicles parked on the premises shall belong to residents and their guest only. Non-operative vehicles are not permitted on the premises. Any vehicle violating these rules may be towed at owner’s expense without exception.
B) Locks: Resident is prohibited from adding locks, changing or in any way altering locks installed on the doors. All keys must be returned to Management of the premises upon termination of the occupancy.
C) Entrances, walks, lawns, and driveways shall not be obstructed or used for any propose other than ingress and egress.
D) Building: Radio or television aerials shall not be placed or erected on the roof or exterior.
E) Lawn: Tenant is responsible for mowing and upkeep of the property’s grounds.
F) Smoking: There is to be no smoking inside the premises.
G) Security Deposit is one month’s rent. ($625 monthly rent = $625 security deposit)
H) Pet fee is a $350 non-refundable payment at the start of pet occupancy. Management reserves the right to refuse certain pets.
I) Follow rules and regulations of HOA where applicable.
The tenants are responsible for the electric, gas, sewer, trash, and water for their rental.* The utilities are to be switched to the tenant’s name on the date of move in.
Utility cost can be determined from the companies directly. They will give you an average cost from the previous tenant over the course of 12 months. The figure they give will not necessarily equate to the same usage situation you will be in.
